$54M Project: Former YMCA Turned Into Over 100 Affordable Apartments In Westchester

A major housing project in Westchester has been completed, transforming a former YMCA into a $54 million affordable housing development that will provide more than 100 affordable apartments.

The development, known as "62 Main" and built in the former YMCA of Tarrytown, offers 108 apartments, with 88 units reserved for seniors aged 55 and older. The housing is available to households earning up to 70% of the Area Median Income and aims to provide much-needed affordable living options in Westchester County, Gov. Kathy Hochul announced on Thursday, March 6. 

The project involved rehabilitating the original YMCA building, preserving its historic Main Street façade while constructing a new rear extension in line with Tarrytown’s classic architecture.

The new development is fully electric, officials said, adding that it features geothermal heating and cooling; rooftop solar panels; a green roof courtyard; and Energy Star appliances. 

Located just three blocks from the Metro-North train station, the development is within walking distance of retail stores, schools, parks, and medical facilities, making it a prime transit-oriented project, officials added. 

The development was backed by multiple funding sources, including $19 million in Federal Low-Income Housing Tax Credit equity; $10.4 million from New York’s Senior Housing Program; $8.4 million in tax-exempt bonds; $10.1 million in loans from the Tarrytown Housing Fund; and $5 million from Westchester County’s New Homes Land Acquisition program.

Additionally, eight apartments will receive Section 8 Project-Based Vouchers to assist low-income tenants.

The project was led by WBP Development, LLC, with tax credit equity syndicated by Raymond James Affordable Housing Investments.

"Transforming this former YMCA into affordable housing will not only revitalize the building but also provide more than 100 much-needed homes," Hochul said of the project, adding, " This project ensures that seniors can remain in the community they cherish, or move to this vibrant village with an essential public transit hub." 

Tarrytown Mayor Karen Brown also praised the development, calling it "cutting-edge." 

"The partnership between the Village, Wilder Balter Partners, LLC, and the many agencies that made this possible is a shining example of what can be achieved when a community comes together with a shared vision. We are thrilled to welcome the new residents of 62 Main and celebrate this incredible milestone for Tarrytown," Brown added.
